About Us

Founded in 1978, Crafts Appraisal Associates, Ltd., is one of New Hampshire’s oldest diversified appraisal firms. Our experienced NH real estate appraisers are proud to provide quality research and analysis that applies to the valuation of commercial property.

The firm has experienced diverse economic cycles and understands the changing nature of the market and the uniqueness of each property. We have undertaken unusual assignments which includes work on behalf of the Rockefeller Foundation to the valuation of land corridors.

We offer litigation experience having appeared before the Board of Land and Tax Appeals, New Hampshire Superior Court and Federal Bankruptcy Courts. The firm has had multiple articles about our empirical research selected for publication by the nationally recognized Appraisal Journal.

A sound, professional appraisal is an exhaustive process that takes the guesswork out of evaluating the property from a multitude of perspectives. Investment Counseling – the appraiser is an integral part of your investment team who will supply and analyze market data to help you make informed investments decisions. Our appraisers will consider such factors as risk, internal rates of return, and after-tax yields for specific investor objectives. The end result is a maximization of your net worth.

Market Analysis – is a study of real estate market conditions for specific types of property. Supply and Demand are evaluated, while trends are studied to establish reasonable forecasts. Judgements are made based on market data to help the client make decisions about site selection and/or business forecasts.

Feasibility Analysis – answers the question of whether a real estate project is likely to succeed. CAA, Ltd. can independently evaluate the market to establish the possibility of success and the rate of return that a development or conversion is likely to yield.


John M. Crafts, MAI, SRA, is a Certified General Appraiser in New Hampshire. He received the notable New Hampshire Certification NHCG-1 when he became the first chairman of the New Hampshire Real Estate Appraiser Board whose responsibilities include licensing, certification, and administration of New Hampshire appraisers.

Professional Designations
MAI (MEMBER, APPRAISAL INSTITUTE): This prestigious designation is awarded by the nationally recognized Appraisal Institute.
SRA (SENIOR RESIDENTIAL APPRAISER): Holder of the SRA designation issued by the Appraisal Institute, which is awarded for excellence in the residential appraisal field.
CCIM (CERTIFIED COMMERCIAL INVESTMENT MEMBER): A prior member, JMC was the first individual in the State of New Hampshire to be awarded the CCIM designation by the National Association of Realtors. This certification is awarded to a limited number of individuals who have demonstrated excellence in the commercial brokerage field.

JMC is the only practicing appraiser in the State of New Hampshire to have multiple articles published on his empirical appraisal research in the well known Appraisal Journal. The Appraisal Journal is a national publication presenting research manuscripts on current topics that impact the appraisal profession. Articles have also been published in regional and local publications and business magazines including New Hampshire Bar News article on Diminution of Value: Real Estate Appraisal Considerations Given Groundwater Contamination.

Research Award: JMC received the esteemed award for the year’s outstanding article granted by the Editorial Board of the Appraisal Journal. The article reported the results of research on the impact of commercial development on residential properties.

In 2006 the New Hampshire Chapter of the Appraisal Institute presented JMC with the Distinguished Service Award for “Knowledge, Experience and Integrity.”

Charbonneau Certified General Appraiser in the State of New Hampshire. Mr. Charbonneau has over 20 years experience in the appraisal industry. His assignments have ranged from valuations for the Rockefeller Estate, large residential subdivisions, and minority discount analysis. He has developed an expertise in conservation assignments which are performed for non-profit organizations and various federal, state and local agencies.

Mr. Charbonneau previously served as the chairman of the zoning board in his community.

Mr. Charbonneau’s education has afforded him an edge in the comprehension of complex contract issues that impact real estate values.

Certified General Appraiser in the State of New Hampshire. Mr. Watson has over 29 years of real estate experience with much experience in site selection, commercial development and planning board presentations. He has 22 years exclusively in the appraisal industry. He has serviced a wide variety of clients, including municipal and state governments, major universities, lending institutions and non-profit organizations, as well as large portfolios for estate planning purposes. He has broad experience with special use properties, such as golf courses, hotels, tax credit projects, to name a few. Mr. Watson is qualified as an expert witness in many courts throughout New Hampshire. Mr. Watson also serves on the Architectural Review board in his community. He is a graduate of The Ohio State University.

Certified General Appraiser in the States of New Hampshire and New Jersey. Mr. Curtis has over 10 years of commercial property appraisal experience. Bob has appraised all types of commercial property including, retail, industrial, mixed-use, office, multi-family, special purpose, vacant land, green buildings, etc.

Mr. Curtis is an Associate General Member of the Appraisal Institute, and formerly a member and Vice-Chairman of the Litchfield NH Planning Board. Bob has a wealth of business background as a former District Manager of AT&T. Bob holds a Master’s Certificate in Project Management from The George Washington University, School of Business and Public Management.

Gregory has over fifteen years commercial property appraisal experience in New England with a primary concentration in the New Hampshire market. Mr. Camann has additional real estate experience in commercial brokerage and development. Greg has also been employed with a large international business consulting firm, and as such, worked with clients across the United States and Canada. Clients include many types of businesses, such as construction, manufacturing, professional services, restaurant, retail and trucking. Among the services provided: analysis of financial statements, management controls, business plans and operational effectiveness.

Mr. Camann is currently an alternate member for the Town of Bedford to the Southern New Hampshire Planning Commission. Greg was awarded a Bachelor of Arts from Ithaca College, Ithaca, New York
